Home Construction Kits

Home construction kits are the basis for prefabricated houses. Home construction kits are built on an assembly line, shipped to the location where the home is to be built, and assembled by contractors hired by the home owner.

Supporters of home construction kits note that they are constructed at a factory in a controlled environment, reducing the risk of on-site theft or vandalism. Since the home construction kits are made in mass, the bulk cost reduces the price the owner has to pay for them. There are also no wasted materials and labor costs can be kept to a minimum. Home construction kits can also be assembled more quickly than homes built in the traditional fashion.

Home construction kits provide the rough frame for the interior and exterior of the house and are shipped in pre-engineered wall sections and dry wall blocking. The doors, wood sheathing and windows are also included, as are roof trusses and overhang systems.

There are also a number of drawbacks to home construction kits. While some minor changes to the kits can be made, the overall designs are generic and cannot be adjusted. Once the kits arrive at the location, a contractor is still required to put together the exterior and interior of the house, as well as the roof. Contractors for electrical, plumbing and HVAC (heating, ventilation and air conditioning) work will also be needed. Much of the interior equipment, including flooring, kitchen materials, items for the bathroom, lighting fixtures, fans, air conditioners, water heaters and other items will have to be purchased separately by the owner, which may negate some of the savings. If a construction kit is made to order, the cost will be virtually the same as having a home builder build the whole structure independently. It takes four to six weeks for home construction kits to arrive, a time period during which a home can already be built.

Home construction kits can be built as single-family houses, duplexes, condominiums and even apartments. In most cases, home construction kits can be assembled within five days to a week.
